If you’re selling, renting, or planning a major renovation of a property, you need to be aware of the Energy Performance Certificate (PENB) and other legal requirements in the Czech Republic.
✅ What is the Energy Performance Certificate (PENB)?
The PENB assesses a building’s energy efficiency and must be:
presented during negotiations with potential buyers or tenants,
handed over at contract signing,
valid for 10 years, unless major modifications occur.
If the owner cannot obtain the certificate (e.g. from an HOA), it may be replaced with energy usage statements from the past 3 years.
⚠️ When Is the PENB Not Required?
Buildings under 50 m², historical monuments, weekend homes, military or religious buildings
Older buildings constructed before 1947 (with written agreement between parties)
💸 What Are the Risks of Non-Compliance?
Fines of up to CZK 200,000
Failure to provide the certificate, include it in advertisements, or allow the installation and maintenance of meters can result in penalties
